Pardee Homes Debuts All Solar Master Planned Community

A new master-planned community in Santee, California will feature 415 single family homes that will include solar power for sale or lease.

Pardee Homes San Diego has opened its first all-solar master-planned community, the Weston community, which will feature 415 single-family homes across 204 acres and four neighborhoods -- Sandstone and Lake Ridge by Pardee Homes San Diego and Prism and Talus by TRI Pointe Homes Southern California.

While Pardee Homes San Diego has offered solar options to buyers in its communities for more than a decade, this is the company’s first master-planned community in which each of the homes in all four neighborhoods will include solar for purchase or lease, increasing energy efficiency and cost savings for homeowners.

“Weston’s all-solar program has been designed in response to both the growing demand from energy-conscious buyers and the State of California’s zero-net energy goals,” said Jimmy Ayala, Division President of Pardee Homes San Diego. “By designing an environmentally-conscious community that adheres to Title 24 regulations to ensure new buildings are energy efficient and preserve environmental quality, we’re simultaneously delivering appealing home options across a variety of buyer segments and price points while achieving an unparalleled level of state-recognized compliance.”

Pardee Homes San Diego and TRI Pointe Homes have partnered with San Jose-based SunPower to equip every home at Weston with state-of-the-art, energy-efficient solar panels. SunPower, celebrating its 10-year anniversary of building solar communities with Pardee Homes San Diego, manufactures the components of the systems at Weston with a 25-year warranty.

Homes will come with a range of 3- to 5- kilowatt SunPower systems based on their designated plan’s square footage. Annually, these 3- to 5-kilowatt systems generate up to 8,000 kilowatt hours based on home orientation. While the level of savings will be dependent upon a family’s energy usage, it’s been shown that a SunPower system can provide up to 80 percent of a home’s electricity needs. Buyers at Weston have the option to purchase or lease the solar system. A 30% federal tax credit is available to buyers who purchase the systems and are exempt from CA property taxes.

Beyond solar, Pardee Homes and TRI Pointe Homes offer LivingSmart, TRI Pointe Group’s signature energy-efficient program, in all homes across the four neighborhoods. Greater comfort, better efficiency, and more savings are just some of the added benefits to buyers. LivingSmart® includes the design, development, construction, and ongoing operation of high-performing homes that provide healthier, more comfortable living environments while lowering operating costs, and includes five specific areas of advancement: EarthSmart, HealthSmart, EnergySmart, WaterSmart, and HomeSmart.

Outside the home, Weston is focused on catering to residents’ healthy and active lifestyles with a number of outdoor amenities, including a private 2,700-square-foot recreation center that will provide a hub for community life fit for the outdoor enthusiast. Additionally, Weston features a four-acre public park, and nearly one-half of Weston’s site will be preserved as permanent open space dedicated to Mission Trails Regional Park.

Residents also have easy access to the area’s lush surroundings in the heart of Southern California. Multiple trails for hiking and active-use parks including West Hills Park, which boasts sports fields, play equipment, gazebos, and a gateway to Mission Trails Regional Park, are just outside the community. Weston is also a short distance from Santee Lakes, a 190‐acre park with seven recreational lakes ideal for fishing, boating, camping, special events, and hiking.

“Our mission was to preserve and protect the rich environmental elements this land has to offer,” said Ayala. “What makes this location so unique is that the community is in harmony with the surrounding environment, and the parks and paths are all accessible by public roads and trails, which allows the surrounding community to enjoy its beauty as well.”

Sales at Weston’s four neighborhoods are currently underway with 14 model homes available for touring. Buyers can choose between a variety of home sizes and price points unique to each neighborhood. Homes at Weston range from 1,789 to 3,743 square feet and are priced from the high $500,000s to the high $700,000s depending on the neighborhood.
