Sprout a green home on your existing lot with lean building techniques

It sounds impossible, but a California builder offers a new energy-efficient home built on the same lot as an existing home in 90 days.

RSI Development LLC launched the The New House, a homebuilding process that incorporates factory fabrication of some components but is built on-site like a traditional home.

The New House is aimed at homeowners, investors and landowners seeking to replace an old, dilapidated home, build on a vacant lot or subdivide a larger parcel into multiple home sites quickly and cost-effectively. The total time from move-out to move-in is approximately 90 days.

“The lean principles behind The New House are so efficient that RSI Development can build a brand new home for a fraction of the cost of a traditional home. Our industry- changing process enables us to start building at $57 per square foot,” said Martin Boyd, vice president of sales and marketing at RSI Development. 

New home construction process 

All homes are built using RSI Development’s precision-built system, a streamlined construction methodology that improves overall quality and efficiency through lean construction and precision engineering. The construction process eliminates waste, reduces cost and increases efficiencies in every aspect of project development. Speed of construction is one example. The shell of a home goes up in less than one week and the home construction is finished in less than 40 working days.

The New House offers eight floor plans ranging from 1,232 to 2,548 square feet. All homes include a side attached 2-car garage, European-style cabinetry and granite counter tops, 2 x 6 exterior walls with R-19 rating, tankless hot water heaters, low VOC carpets and paints, radiant barrier roof sheathing, cased dual-pane, low-e windows and high SEER rated heating and air conditioning units, along with new ENERGY STAR® appliances.

Upgrade options include detached 2 and 3-car garages, as well as a convenient carriage unit garage featuring 799 square feet of living space. Homes begin at $89,000 for a 1,232-square-foot model plus lot preparation costs.

Green building practices

By applying RSI Development’s unique construction process, The New House maintains its commitment to green building practices with resource-conserving strategies, including the elimination of waste and reduction of jobsite noise pollution.

Unlike a traditional homebuilder, all major components, including The New House’s wall panels, floor systems and roof trusses, are built in RSI's state-of-the-art factory. Only the exact amount of required materials are then shipped to the jobsite yielding virtually zero construction waste and little noise pollution for the neighborhood (e.g., no saws are used on the construction site).

All homes exceed Title 24 energy guidelines and incorporate many features that drive down monthly energy bills. Title 24 is the state energy efficiency building codes overseen by the California Building Standards Commission.
