Along the borders of the Cleveland Metroparks, Brickhaus Partners is building luxury living spaces that promise high performance living as well.
Developer Andrew Brickman of Brickhaus Partners is promoting two recent projects, 95 Lake and Riversouth, both of which offer spacious, luxury city living with spectacular views of the Metroparks, as well as easy access to transportation, shopping and nightlife. Riversouth sits on the border of the Rocky River Reservation and Big Met golf course, while 95 Lake overlooks Lake Erie and Edgewater Park.

Both projects were designed by architect Scott Dimit, principal of Dimit Architects.
The 10 three-story homes at 95 Lake range from approximately 1,800 square feet for a two bedroom, two-and-a-half bath floor plan to a 2,168-square-foot, three bedroom, two-and-a-half bath home. Prices range from $499,000 to $649,000 and include 15-year tax abatements.
The townhomes feature attached two-car garages, optional fireplaces and stainless steel, energy-efficient appliances in the kitchen. The furnace and hot water tank are also energy efficient.
Brickman told Freshwater Clevelandthat energy efficiency is a standard in all Brickhaus properties, and the company’s Eleven River project in Rocky River was the first geothermal multifamily development in Northeast Ohio.

Both projects include low-maintenance gardens featuring a landscape of perennial indigenous plants that require little or no irrigation.
The 33 homes at RiverSouth overlook the Emerald Valley of the scenic Rocky River Reservation Cleveland Metroparks. Walkability and sustainability were central to cultivating localism with the new residents. Not only will RiverSouth homeowners have Metroparks trail access minutes from their front door, residents are within walking-distance of the historic Kamm’s Corners shops, restaurants and entertainment; the Cleveland Clinic’s Fairview Hospital campus; and RTA Public Transit.
TheRiverSouth homes incorporate smart home and high performance home technology and building techniques.

Energy Star rated Low-E insulating glass with Argon. Brickman said these Energy Star rated windows allows the reduction of energy costs by reducing heat transfer through the glass (keeping heat out in summer; heat in during the winter). It blocks most of the UV rays that can fade window treatments, carpets, hardwood floors, walls & furniture. Argon gas fills the space between the two panes of glass to further reduce heat transfer.
The homes at RiverSouth have been granted a seven-year, 100 percent property tax abatement, which means the Ecohomes will be virtually property tax-free for the first seven years.
